DUMBO’s 181 Front Street Tops Out

Megalith Capital Management and Urban Realty Partners’ new development at 181 Front Street has finally topped out. The team purchased the property, which previously belonged to the Jehovah’s Witnesses, for $30.6 in 2012. They tapped Aufgang Architects for design of the 12-story, 105-unit residential rental, and also for their conversion of an existing landmarked warehouse next door at 200 Water Street a 6-story condominium building. The designers promise that both buildings will “be respectful of the local character of the DUMBO landscape, while adding something new and innovative to the urban fabric.“

It’s been over half a year since we gave you an update on 181 Front Street, a mixed-use project between Jay Street and Bridge Street in DUMBO. Back in July, foundation work was being done. Now, there’s some building to be seen. Photos sent to us by our friend Tectonic, show the structure is about two-stories off the ground.

A condo conversion and a new 12-story rental building are slowly taking shape at two former Jehovah’s Witnesses properties in Dumbo. Two years ago, Landmarks approved plans to convert an old Brillo factory at 200 Water Street into 15 condos, which will include two-, three- and four-bedrooms with terraces.

Right around the corner, Megalith Capital Management plans to build a 12-story, 105-unit rental building with one-, two- and three-bedroom apartments at 181 Front Street between Jay and Bridge Streets. The building, designed by Aufgang Architects of Suffern, N.Y., will be constructed in partnership with the Manhattan-based developer Urban Realty Partners. Amenities will include a ground-floor restaurant, a parking garage, outdoor space, a fitness center and a children’s playroom.

Developer Megalith Capital Management plans to build a 105-unit residential rental building at a plot it bought last year for $30.6 million from the Jehovah’s Witnesses in Dumbo. A relative newcomer to the business, Megalith intends to put up a 12-story luxury building at 177 Front Street, between Jay and Bridge streets, where a one story garage currently stands, the firm’s managing principal and co-founder Samvir Sidhu told The Real Deal.
